Dear Members:
Read the signs. As we are approaching the
full swing of summer, the new leading indicator for home improvement
activity points to slower growth for the remainder of 2007.
After three years of double-digit growth, home
improvement spending by homeowners is growing in the low single-digit
range in 2007 according to a new leading indicator developed by
Harvard's Joint Center for Housing Studies. According to the Leading
Indicator for Remodeling Activity (LIRA), which builds on the
Remodeling Activity Indicator that the Joint Center has been releasing
since 1998, homeowner spending has eased and will do so for most of
2007. Overall growth in spending for 2007 is projected to be 3.6%.
Given the continuing slowdown in existing home
sales, there will be very modest growth in homeowner spending for
remodeling through the balance of the year. However, increased energy
prices may stimulate some additional energy efficiency improvements.
"While remodeling activity continues to weaken,
the easing should not be nearly as severe as that anticipated for the
home building industry," comments Kermit Baker, director of the
Remodeling Futures Program of the Joint Center. "Once home sales and
prices begin to stabilize, owners will resume their home improvement
plans."
Although
the remodeling market may not see huge increases soon, there are
several reasons to expect long-term growth, including a rental market
with pent-up demand and demographic trends, and of course, the
pro-growth market in which we live and work.
Energy retrofits have a lot of potential especially considering recent
surges in oil prices. This type of spending doesn't begin to increase
right on the heels of fuel price gains, but should become evident over
the next three to six years as more homeowners start to feel the
impact.
The remodeling industry remains healthy and has a promising future.
There's a continued shift toward professional installation, growing
demand for products and projects that allow for aging in place, and
increased consumer interest in green remodeling.
So, stay the course, follow up your leads, and keep up your quality
work and ethical conduct.
